Leasing Information
Pheasant Run offers one-year leases. Renewal offers are made to current residents each October, with acceptances due in late November. Then, offers for housing are made in mid-December for occupancy in August of the following year.
Our office kicks off the leasing season in late September/early October with our annual Family Weekend Brunch. While additional rooms may become available later in the year, it is highly recommended that potential residents contact our leasing staff no later than October 31st to complete the reservation process.
To secure a reservation, each applicant must complete a reservation form, lease application, and preference sheet and submit with the following fees:

Once these fees have been paid by all applicants or the group of applicants applying for a home at Pheasant Run, a lease will be processed and the balance of the security deposit shall be due. This amount will vary based upon the number of applicants per townhome and the furnishing provided in the townhome.
Note: If you have a roommate(s) who wants to live with you but is abroad or is not in the area, we may require fax numbers, emails, and guarantor information to help us complete the application process.
Exact home addresses will be assigned in December in order of lease completion and the preferences you have selected.

*Application and Reservation fees are non-refundable fees charged as processing and administrative fees for processing lease agreements. If however, Pheasant Run is unable to extend an offer for housing, these fees will be fully refunded to the applicant. If the applicant is offered housing and declines housing, these fees will not be refunded.
**The per-person rental rates advertised are based upon 4-person occupancy for a one year lease term. Individual rates will vary based upon the number of lease holders.
***Pets are permitted only with prior written permission from your landlord, and only in certain townhomes. Please see the FAQ page for more information concerning pets.
